A solidarity lease is a rental agreement in which multiple roommates or tenants are collectively and jointly responsible for paying the rent, charges, and damages. This means that if one tenant does not pay their share of the rent or charges, the other tenants may be held responsible for the entire amount due.
🔑 Characteristics of a solidarity lease

Collective responsibility: All tenants are responsible for the full rent and charges, even if only one of them fails to pay.

Damages: In case of damages, the landlord can recover the amounts from all the tenants living in the property.

Solidarity even after departure: If a tenant leaves the shared accommodation, they remain responsible for the full amount due for up to six months, unless a new tenant replaces them.
🤝 Solidarity clause and replacement
The solidarity clause in your lease agreement requires you to find a replacement tenant before you leave. If a replacement is not found, you will still be considered a tenant and therefore responsible for paying your rent for up to 6 months after your departure. Therefore, we encourage you to communicate with us well in advance so we can assist you in finding your replacement.

If you are sharing a flat with 3 people and the total rent is €1,200, each tenant should theoretically pay €400. However, if one tenant does not pay their share, the other two may be held responsible for the full rent, i.e., €1,200.
