What happens if one tenant moves out before the others?

It is entirely possible for one housemate to leave the home before the others.

📅 Notice period

The tenant wishing to leave must respect the notice period stated in their lease – see the article on notice periods.

🔁 What about the other housemates?

The departure of one housemate has little impact on the others. However, two key points are worth mentioning:

⚠️ If a joint liability clause is included

    • The departing housemate remains liable for the full rent until a replacement is found.

    • This liability is time-limited – up to 6 months.

👥 Adding a new housemate to the lease

    • The new housemate, once approved by Colonies, joins the home by signing an addendum to the lease agreement.

💰 Security deposit

  • The security deposit is individual for each tenant.

  • It is refunded after the move-out inspection, provided everything is in order.

  • An amount may be withheld in the event of damages in shared areas for which responsibility is shared between all housemates.

  • The remaining housemates do not need to take any action regarding this.
