It is entirely possible for one housemate to leave the home before the others.
📅 Notice period
The tenant wishing to leave must respect the notice period stated in their lease – see the article on notice periods.
🔁 What about the other housemates?
The departure of one housemate has little impact on the others. However, two key points are worth mentioning:
⚠️ If a joint liability clause is included
The departing housemate remains liable for the full rent until a replacement is found.
This liability is time-limited – up to 6 months.
👥 Adding a new housemate to the lease
The new housemate, once approved by Colonies, joins the home by signing an addendum to the lease agreement.
💰 Security deposit
The security deposit is individual for each tenant.
It is refunded after the move-out inspection, provided everything is in order.
An amount may be withheld in the event of damages in shared areas for which responsibility is shared between all housemates.
The remaining housemates do not need to take any action regarding this.
